Q: Do I get a choice of homes?

A: Yes. We deal with all the major park home manufacturers. In some instances a new or pre owned home is already sited ready for viewing. However if you are considering purchasing an empty plot, you will be able to order a home specifically for you.

Q: How do I purchase a home?

A: There are three options available to you:
1. Cash purchase
2. Part exchange arrangement
3. Finance

Q: What costs are involved when buying a home?

A: You only pay the agreed price for your fully sited home. There is no stamp duty, no solicitor's fees and no search fees.

Q: What protection do I have when purchasing a home?

A: Your purchase is covered by the Mobile Homes Act 1983 which provides security of tenure and resale rights.

Q: What are the ongoing costs?

A: An annual pitch fee is paid on a monthly basis. Utility charges are paid monthly or quarterly. Council tax (band A) is paid directly to the local Council Offices.

Q: Do pitch fees increase each year?

A: The fees are fixed and in line with the Retail Price Index (RPI) so any increases or decreases will be applied during the annual pitch review.

Q: Can I pass on my residential park home to my family or estate?

A: Yes. The remaining spouse can continue to reside in the home with the full benefit of the 1983 Act, or the executor of your estate can sell the home and derive the full sale price for the estate.

Q: How do I sell my home?

A: You can sell your home at any time. Under the 1983 Act, the park owner can charge a commission of up to 10% of the sale price.
